Our Policy
Rental Agreement
Only the number of guests stated on the form will be allowed on the property. All additional guests must be communicated to the property manager and be paid for before check-in.
PLEASE NOTE:
FOR OVERNIGHT GUESTS: The check-in time is 3 PM, and the check-out time is 12 noon. Early check-in and late check-out are subject to availability and must be approved by the property manager.
DAY PASS ACCESS: From 8 AM to 8 PM. Early check-in and late check-out are subject to availability and must be approved by the property manager.
EVENING PASS ACCESS: From 2 PM until midnight. Early check-in and late check-out are subject to availability and must be approved by the property manager.
CHECK-IN AND CHECK-OUT OUTSIDE OF THE AGREED TIMES: This will incur a charge of $125 per hour or any part thereof.
Any additional guests must be communicated to the manager and will incur an additional cost.
Venue Rules and Guest Conduct
To maintain the safety, cleanliness, and enjoyment of the Premises, the Renter agrees to comply with the following rules and ensure that all Guests and vendors do the same. Violation of any of the following rules may result in immediate expulsion from the property and/or forfeiture of the security deposit, at the sole discretion of the Owner.
Swimming Pool
- All posted pool rules must be followed at all times.
- No lifeguard is on duty. Swimming is at the guest’s own risk.
- Forest Edge Ltd shall not be held liable for any injury, loss, or damages sustained in or around the pool areas.
- Children must be supervised at all times when in or near the pool.
- No glass bottles are permitted in the pool or around the pool areas under any circumstances.
- Failure to comply with swimming pool rules will result in automatic forfeiture of the Renter’s security deposit.
Barbecue Grill
- The barbecue grill must be used outdoors only.
- The grill must be cleaned thoroughly after each use by the Renter or their designated party.
Smoking Policy
- Smoking is strictly prohibited inside the suites, house, lounge, kitchen, and in or around the pool areas.
- Designated outdoor smoking areas (if any) must be used, and cigarette waste must be properly disposed of.
Drugs, Violence, and Inappropriate Conduct
- The use of illegal drugs or controlled substances on the Premises is strictly prohibited and will result in immediate expulsion without refund.
- No physical violence, threats, or aggressive behavior will be tolerated.
- The Renter and their Guests must always behave in a respectful and considerate manner.
- Loitering or gathering in the roadway or outside the venue after check out is not permitted.
- No obscene, offensive, or abusive language is allowed on the Premises.
- No littering. All trash must be disposed of in bins provided.
- No pets are permitted on the Premises unless expressly authorized in writing by the Owner.
The Renter assumes full responsibility for the behavior of all Guests, and any breach of the rules above may result in termination of the event and/or financial penalties.
Liability and Indemnification
- Assumption of Risk
The Renter acknowledges and agrees that they are solely responsible for the conduct of all guests. The Renter assumes all risks associated with the use of the property during the rental period and expressly waives any claims against the Owner for personal injury, property damage, or other loss incurred by the Renter or their invitees, unless caused by the gross negligence or willful misconduct of the Owner. - Indemnification
The Renter agrees to indemnify, defend, and hold harmless the Owner, its agents, employees, and representatives from and against any and all claims, damages, liabilities, costs, or expenses (including reasonable attorneys’ fees) arising out of or related to:- Any injury to persons or damage to property occurring on or about the Premises during the rental period;
- Any violation of law or ordinance by the Renter or their guests
- Any breach of this Agreement by the Renter and their guests.
- Any injury to persons or damage to property occurring on or about the Premises during the rental period;
- Damage to Property
The Renter shall be liable for any and all damage to the Premises, furnishings, landscaping, or surrounding property caused by the Renter, their guests, or vendors. The Owner reserves the right to deduct costs for repair or replacement from the security deposit and/or pursue additional recovery if damages exceed the deposit amount.
CLEANING
Forest Edge MUST be returned to the same condition it was received. All garbage must be bagged and placed in or near bins.
Damage from Bodily Fluids and Hazardous Substances
The Renter acknowledges and agrees to be fully responsible for any damage to the Premises, furnishings, or property caused by bodily fluids (including but not limited to fecal matter, urine, vomit, blood), or by any substance or agent that causes staining, contamination, or damage to bed linens, curtains, mattresses, upholstery, towels, floors, or any other surface or area within the accommodation or event space.
In such cases:
- A minimum cleaning and replacement fee of $300 will be charged per affected item or area, with higher charges assessed where necessary to cover professional cleaning, deodorizing, or full replacement.
- If damage renders a space temporarily uninhabitable or unusable for future guests or events, the Renter may be held financially liable for lost revenue and additional restoration costs.
The Owner reserves the right to deduct these charges from the security deposit and, where the cost of damages exceeds the deposit amount, to pursue full compensation from the Renter.
The Renter is encouraged to notify the Venue Coordinator immediately in the event of any such incident, so that appropriate steps can be taken.
KEYS
Upon check-in, keys/ remotes will be provided to the Renter(s) for the necessary access areas such as Suites, Pedestrian Gate, and Main Gate. These keys must be returned upon check-out or placed in the designated area assigned by the property manager.
If the Renter(s) loses key(s) for Forest Edge Poolside Suites and Lounge gates or fails to return keys at the end of the Agreement, the Renter(s) will be required to meet the reasonable costs of replacing keys and changing of locks to the property.
Decorations
Forest Edge Poolside Suites and Lounge is committed to providing a special and welcoming atmosphere for every event. The Renter is encouraged to personalize the venue with decorations to reflect their creative vision.
However, the following guidelines must be strictly adhered to in order to protect the Premises:
- Decorations must not cause any damage to walls, floors, ceilings, furniture, fixtures, or landscaping.
- The use of nails, screws, staples, adhesive tapes, or any materials that may leave permanent marks or cause structural damage is strictly prohibited.
- Open flames, including candles or sparklers, are allowed only in designated areas and with prior approval by the Owner.
- All decorations must be fully removed by the Renter or their agents immediately after the event.
- Any damage caused by decorations, including residue, stains, or holes, will be the responsibility of the Renter and may result in deductions from the security deposit or additional charges.
The Owner reserves the right to deny the use of any decoration or setup that poses a risk to the Premises or safety of guests.
CANCELLATION POLICY
Given the nature of our business, when a client reserves Forest Edge Ltd for a specific date/dates, we commit exclusively to them for the specified date or dates. Consequently, we decline all other inquiries for those times.
In the event of a cancellation, all payments made in advance are non-refundable. All cancellations or changes in reservation dates MUST be made in writing and emailed to forestedgett@gmail.com.
To change or postpone to a new date, a 20% rebooking fee will be applied to your invoice.
Upon the occurrence of a Force Majeure event, the Renter(s) will be entitled to have the event deferred to a later date as agreed upon between the property manager and renter.
Force Majeure
In the event that the scheduled event cannot proceed due to a Force Majeure occurrence, the Renter shall be entitled to reschedule the event to a mutually agreed-upon date, subject to availability. No refunds shall be issued under Force Majeure; however, Forest Edge Ltd will work in good faith to accommodate the event on an alternative date with a 6 month period.
For the purposes of this Agreement, the term “Force Majeure” shall include, but is not limited to:
- Acts of God (e.g., earthquakes, floods, fires, landslides, washouts)
- Pandemics or epidemics
- Loss of electricity or essential utilities
- Acts of war, insurrection, or terrorism
- Strikes, labor disputes, or lockouts
- Riots or civil disturbances
- Government restrictions, prohibitions, or regulations issued by any board, department, commission, or agency
- Any other event beyond the reasonable control of Forest Edge Ltd that renders performance impossible or impracticable
Lost and Found
Forest Edge Ltd shall not be held responsible for any personal items, valuables, or property left behind by the Renter, their guests, or vendors before, during, or after the event.
Any items found on the Premises after the conclusion of the rental period will be collected and held in the venue’s Lost and Found for a period of ten (10) days. After this time, unclaimed items will be discarded.
It is the Renter’s responsibility to inform their guests and vendors to check for belongings before departure. Perishable items, opened food or beverages, and soiled personal items will be disposed of immediately.
The Owner is not responsible for the condition, replacement, or return shipping of any lost items.
Security Deposit
Once the Property Manager confirms no damages occurred on the date of the event and adherence to venue rules, the Security Deposit Fee will be refunded within three (3) days after the checkout.
